  * 10+ acres with agricultural tax exemption, mineral rights, no deed restrictions or HOA fees
  * Southern exposure
  * At least 20' of elevation changes
  * < 1 month of annual snow
  * < 1 month of annual heat > 100°F
  * Does not flood
  * Local water source
  * Fast hardline internet available
  * Quiet - not near busy roads, apartments or commercial building overlooking the property

  * Solar water (pre)heater with point-of-use water heater

  * Interior metal door frames & solid core doors
  * Double garage with one large door
  * Two master bedrooms with bathrooms (large shower & Japanese soaking tubs) and large closets
  * Media / Guest room well suited for large TV & surround sound
  * Office / Network & AV closet
  * Japanese Genkan (entry way/mud room) with Getabako shoe cupboard
  * Porches with large overhangs
  * Non-flammable walls, non-water absorbent insulation (Insulated Concreate Forms?)
  * Faraday cage
  * Exterior coating of water-repellent material
  * External rustic appearance (like an old barn)
  * 1 floor (no steps or sunken rooms)
  * Efficient Windows (2+ panes)
  * Low maintenance landscape
