  * At least 20' of elevation changes
  * < 1 month of annual snow
  * < 1 month of annual heat > 100°F
  * Does not flood

  * Fast hardline internet available
  * Quiet - not near busy roads, apartments or commercial building overlooking the property

  * Japanese Genkan (entry way/mud room) with Getabako shoe cupboard
  * Porches with large overhangs
  * Non-flammable walls, non-water absorbent insulation (Insulated Concreate Forms?)
