My dream home

I don't have the land yet, so I've been working my design ideas into a plan. This is good FREE site to start designing your home: HomeByMe

Location

  • 10+ acres with agricultural tax exemption, mineral rights & no deed restrictions or HOA fees
  • Southern exposure
  • At least 20' of elevation changes
  • < 1 month of annual snow
  • < 1 month of annual heat > 100°
  • Does not flood
  • Local water source
  • Fast hardline internet available
  • Quiet

Design goals

  • Energy independent (solar, wind, grid-tied)
  • Water independent (rain collection, filters, grey water)
  • Solar water (pre)heater with point-of-use water heater
  • Metal door frames & solid core doors
  • Large garage
  • Two master bedrooms with large closets
  • Media / Guest room
  • Office
  • Network/AV closet
  • Japanese Genkan (entry way/mud room) with Getabako shoe cupboard
  • Japanese deep soaking tub (non-jacuzzi)
  • Large shower

Most likely wall construction:

  • Non-flammable
  • Non-water absorbent
  • Insulated Concreate Forms?
  • Faraday cage
  • Exterior coating of water-repellent material
  • External rustic appearance (like an old barn)

Reality Check

Since I will probably never build my dream house, here is the criteria for finding a house..

Requirements:

  • Within 10 minutes of work
  • 2+ bedrooms
  • 2+ bath
  • 1+ garage
  • Master bathroom with walk-in shower
  • HOA < $300/month

Desires:

  • 1500-2500 sq ft
  • $250-$320k
  • Move in ready or something much cheaper I can fix up (never flooded)
  • 1 floor
  • No steps / sunken rooms
  • Efficient Windows (2+ panes)

Bonus:

  • The usual : Nice kitchen
  • Gas appliances, HVAC
  • Small yard, low maintenance
  • No carpet
  • Matching floors throughout house
  • Double garage with one large door, not two small doors
  • A room (living room / spare bedroom / whatever) well suited for large TV & surround sound
  • Storage (walk in closets, attic, etc.)
  • Japanese soaking or hot tub (not jacuzzi)

Deal breakers:

  • Flooded during hurricanes Ike or Harvey
  • Private Pool
  • Non-copper wiring
  • Water heater in the attic
  • Near busy road
  • Apartments / Commercial building overlooking the property
